What is an EICR?

An Electrical Installation Condition Report is a detailed inspection and test of the fixed electrical installation in a property. It checks the condition of the wiring, consumer unit, earthing, bonding, and all accessories to ensure everything is safe and compliant with BS 7671.

What is an EICR?+

An Electrical Installation Condition Report (EICR) is a formal document produced after an inspection and testing of the electrical installation in a property. It identifies any defects, non-compliances, or potential hazards and grades them by severity.

Is an EICR a legal requirement for landlords?+

Yes. Since 1 April 2021, all landlords in England must have a valid EICR for their rental properties. It must be carried out at least every 5 years or at every change of tenancy. Failure to comply can result in fines of up to £30,000.

How long does an EICR take?+

A typical 2-3 bedroom house takes around 2-3 hours. Larger properties or those with multiple consumer units can take longer. We will give you a clear time estimate when you book.

What happens if my property fails?+

If the EICR identifies C1 or C2 observations (danger present or potentially dangerous), remedial work is required. We provide a clear breakdown of what needs fixing and can quote for the remedial work at the same time. Once completed, a satisfactory EICR is reissued.

Do I need to be at the property?+

We need access to the consumer unit and all rooms, but you do not need to be present the entire time. If you can arrange access and we can reach all areas, that is fine.

Can you do the remedial work if issues are found?+

Yes. We carry out all remedial and corrective works in-house. If issues are found during your EICR, we will quote for the fixes and can often complete minor remedials on the same visit.

What is the difference between an EICR and PAT testing?+

An EICR covers the fixed electrical installation (wiring, consumer unit, sockets, light fittings). PAT testing covers portable appliances (kettles, computers, printers). Many landlords and businesses need both. We offer discounts when you bundle them.
